Overview

Smith Construction was appointed to support the development of a new collection of luxury holiday lodges at Bainland Country Park, inspired by the wild Lincolnshire coastline. The result is The Cove Lodges – a beautifully designed set of 4-bedroom retreats, each offering a calming escape with lakeside views and private hot tubs.


Project Scope

Working alongside the main contractor, Smith Construction delivered all external civil engineering works, which included:

  • Drainage Installation – Ensuring long-term site performance and environmental management.
  • Block Work & Concrete Bases – Laying the structural foundation for each lodge.
  • Macadam Parking Bays – Providing smooth, durable access and guest convenience.

This project reflects our focus on precision, durability, and timely execution to support luxury lodge developments.


Outcome

The Cove Lodges complement Bainland’s growing collection of bespoke retreats, offering a refined balance of comfort, style, and practicality. Smith Construction’s groundwork and civil engineering support ensured the project was delivered to a high standard, in harmony with the natural setting and with guest experience in mind.

Bainland Lodge Retreats is a luxury lodge site located in Woodhall Spa, in the Lincolnshire Wolds, which caters for those wanting to stay in beautifully crafted and styled lodges set-in wide-open spaces. We are regularly adding new lodges and upgrades and develops its site.

Smiths have been our principal groundwork and construction contractor for several years. Matching our requirements for the finest quality of craftsmanship, Smiths have provided expertise and flexibility in enabling us to bring the new lakeside 1-bedroom retreats ‘The Pond’ to Bainland in 2023, the Shepherds Huts ‘Willow’ and Honeysuckle’ in 2024 and the two 4-bedroom lakeside retreats at ‘The Cove’. Smith’s latest, and largest, development for Bainland was the groundwork and construction of ‘Noka’, a 10-bedroom, two-storey, Japanese inspired building of timber framed construction and wood panelled exterior which is Bainland Country Park’s most contemporary and cutting-edge addition. ‘Noka’ came online in September 2024, 9 months after ground was broken for the build.
