Smith Construction was appointed as the main contractor to deliver a standout project in the heart of Lincolnshire’s Bainland Country Park. The result is Noka Lodge — a two-storey, 10-bedroom luxury retreat set on its very own private lake.
This flagship build exemplifies the highest levels of craftsmanship and project delivery, combining natural beauty with bespoke, high-end finishes.
Project Scope
As a full turnkey contractor, Smith Construction managed the complete delivery of the lodge:
- Design & Build – Full construction of a bespoke, two-storey structure designed for luxury holiday accommodation.
- Prestigious Setting – The lodge sits on a private lake and includes its own beachfront area, offering guests an exclusive retreat experience.
- Outdoor Versatility – Thoughtfully designed exterior spaces that maximise the natural surroundings and promote relaxation, privacy, and outdoor enjoyment.

‘Bainland Lodge Retreats is a luxury lodge site located in Woodhall Spa, in the Lincolnshire Wolds, which caters for those wanting to stay in beautifully crafted and styled lodges set-in wide-open spaces. We are regularly adding new lodges and upgrades and develops its site.
Smiths have been our principal groundwork and construction contractor for several years. Matching our requirements for the finest quality of craftsmanship, Smiths have provided expertise and flexibility in enabling us to bring the new lakeside 1-bedroom retreats ‘The Pond’ to Bainland in 2023, the Shepherds Huts ‘Willow’ and Honeysuckle’ in 2024 and the two 4-bedroom lakeside retreats at ‘The Cove’. Smith’s latest, and largest, development for Bainland was the groundwork and construction of ‘Noka’, a 10-bedroom, two-storey, Japanese inspired building of timber framed construction and wood panelled exterior which is Bainland Country Park’s most contemporary and cutting-edge addition. ‘Noka’ came online in September 2024, 9 months after ground was broken for the build.
